Commonly Asked Questions

When do applications open?

Applications begin to open in January for the following summer and school year. Each room type will remain open until no more rooms are available. You can be added to our waitlist if the room type you are seeking is no longer available.   


How do I submit an application? 

Our applications are submitted electronically through our website. Find our website’s listing you are interested in, click Apply Now, and follow the steps outlined.   


How do I know if I will need a cosigner?

Click here to see a full list of our rental criteria. If you do not pass these criteria on your own, you will need a cosigner. 


I don’t yet have any credit, income, or rental history. Can I still apply?

Yes! This is the situation for many of our tenants, so don’t let it discourage you from applying. Fill out the application with the information you do have. If you don’t qualify independently, we will let you know you require a cosigner.


Whose information do I put on my application, Mine or my cosigners? 

Any personal information, such as birthdays, social security numbers, and addresses, must match the application's name. If you require a cosigner, they must fill out a separate application with their information.

 

What are the next steps if my application is approved?  

You will receive a text message from the onsite manager stating your application is approved. You (and your cosigner) will also receive a link to set up your online tenant portal, where you can pay your deposit, rent, and other fees. 


The room type I want is no longer listed. Can I be added to a waitlist?

Yes. First, navigate to the property page you are interested in. A link on that page will allow you to fill out your information and be added to our waitlist. We will reach out to individuals on the waitlist on a first-come, first-serve basis. 


How do I sign a lease?

Once your application is approved, and your deposit and lease initiation fee is paid, you (and your cosigner) will receive a link to sign your lease electronically. You can view a copy of your signed lease in your online portal. 


What other fees are there besides rent?

Each property has the following fees (to see how much those fees are, please refer to the individual property pages you are interested in). All fees are paid through the tenant's online portal. 

 

  • Application Fee 
  • Deposit: Fully refundable upon move-out if no damages or cleaning charges are added. 
  • Lease Initiation Fee: A one-time fee paid with the security deposit. 
  • Student Life Fee: Charged monthly and covers each tenant's portion of utilities and internet.

 

Can I pay monthly?

We currently do not offer monthly payments; however, you can pay in installments. There are eight installments throughout the school year, and an installment fee will be applied to each installment.


What are the payment plan options? 

 

  • Pay the school year upfront
  • Pay each semester upfront
  • Pay in 9 installments throughout the school year
  • An installment fee will be added to each installment. This fee varies depending on the property and is $15-$25 per installment

Why are monthly cleaning checks required? 

We want each tenant to have a clean and enjoyable experience while living at our properties. Monthly cleaning checks allow the management to ensure everyone is doing their part to keep the unit clean. We will also be checking for needed maintenance during room checks.


Can my friends and I request to live in the same apartment?

Absolutely! You can request roommates while filling out the application. We do everything we can to make roommate requests possible. However, requests are handled on a first-come, first-served basis and cannot always be accommodated. 


Co-signer Questions


When is a cosigner required?

Each applicant is screened based on our rental criteria. If the applicant is not approved independently, they will require an approved cosigner. Click here to see a complete list of our rental criteria.


Do cosigners need to submit a separate application and pay the fee?

Yes. Cosigners are required to fill out a separate application and pay an application fee. The application fee covers the costs associated with each screening.


How does the cosigner submit an application?

Cosigners submit applications the same way prospective tenants submit them by clicking Apply Now on the desired room type. Cosigners simply need to check the box at the beginning of the application stating that they are a co-signer.


Whose information do I provide on the co-signer application? (Mine or my spouse's?)

It depends on whose name is listed on the application. Social security numbers, birthdays, and addresses must match the name on the application for the screening report to run correctly. Please make sure that the personal information matches the name on the application. 


My son or daughter is unable to fill out the application themselves. Can I fill it out for them? 

Yes. Fill out the application as if the applicant were filling it out. Please do not put your information on their application. The application will allow you to skip the steps asking for rental history and income requirements. If they require a cosigner, then a cosigner will fill out a separate application.
